Lewisham Council and Grainger plc asking for comments about proposed changes to the approved development at the derelict Besson Street site.

Following the meeting on Tuesday 20 January 2026, where the community had a chance to review and give feedback on the revised proposals for Besson Street, Lewisham Council and Grainger have created an online feedback form for people unable to make the meeting.

Background
The Besson Street development is a regeneration project in the heart of New Cross Gate, on a currently vacant, hoarded area of Council-owned land between New Cross Road and Queen’s Road.


Partnership
In 2018, Lewisham Council and Grainger plc formed a long-term partnership to bring the site back into productive use, delivering much-needed new homes alongside new health and community facilities.
The proposals received detailed planning permission in 2022 and include a high-quality, tenure-blind development providing professionally managed Build to Rent homes, including 35% affordable housing at London Living Rent levels, safeguarded for Lewisham residents.
The scheme also creates a new publicly accessible central square, landscaped routes through the site, and spaces designed to support health, wellbeing and community life.
Importantly, the plans include a new GP surgery and pharmacy, as well as dedicated community space being delivered for the Besson Street Trust.
The partnership is now presenting updates to the consented scheme, including additional homes, enhanced fire safety measures and Passivhaus principles to create warmer, ultra-low energy homes with lower running costs, while increasing the overall number of homes delivered.
